Taman Merbau Indah Phase 2B OC Obtained

Occupation Certificate for Taman Merbau Indah Phase 2B obtained (Nov 2013) and few owners had kick-started the renovation activity.

No Unifi service, only Streamyx available in Taman Merbau Indah (Dec 2013)

After Unifi service got roll out in Raja Uda residential area for 1 year plus, the fiber optic broadband service still not yet available in Sungai Dua Butterworth area. Insider news that Unifi will make available in Kepala Batas and Bertam. For Teluk Air Tawar area, it might highly possible available as it in between the connection from Raja Uda to Kepala Batas & Bertam. Anyway, it still not sure Sungai Dua will get the Unifi service. 

Currently, the only fixed internet broadband service available to Taman Merbau Indah residents is Streamyx ADSL. The maximum available speed available is 8Mbps. Currently I am on 4Mbps Streamyx package. For wireless broadband services, the available providers are YTL Yes 4G, P1 Wimax, Maxis broadband, Celcom broadband, Digi broadband, and U Mobile broadband. For Maxis, Celcom, Digi and U Mobile, only 3G available and no LTE coverage yet.

 

Last Development Project in Taman Merbau Indah (Update 2 - Dec 2013)

Update for previous post "Last Development Project in Taman Merbau Indah". Most of the construction works had completed, and road had been surfaced. Expected Occupation Certificate should be obtain in 3 months time frame. 

These are the remain problem that developer need to fix. The electric power line's pole right in front of the house gate entrance.

YTL Yes 4G covered Taman Merbau Indah, Sungai Dua Butterworth

Checked YTL Yes 4G official coverage checker page, Taman Merbau Indah Sungai Dua, Butterworth is in Yes4G Wimax signal coverage. Counter confirm with my Huddle XS, the indoor coverage pretty good, as most of the time get green to yellow signal strength. Previously only able to get indoor coverage (1 to 3 bar out of 5) with Yes Zoom hardware. If you would like to subscribe Yes 4G as backup internet plan, you may do so. Although Yes 4G not a good broadband provider for heavy user, but if you're light surfer that not doing movie downloading, or watching a lot of video clip on youtube.com, this might be your option. Placed Yes Huddle XS indoor and the signal indicator showed green (strong). The CINR value showed 26 (CINR value >10 will be good for most surfing). CINR stand for Carrier to Interference & Noise Ratio.

Will investigate in future where YTL Yes 4G installed the base station for the coverage. Initial suspect might be from Sekolah Kebangsaan Sungai Dua, or Sekolah Menengah Kebangsaan Desa Murni. As Yes 4G is official broadband provider and online education portal for 1Bestari.net project by Jabatan Pendidikan Negara, so Yes4G provider got the green light to place Wimax 4G antenna in government school area. If you have kid study in primary / secondary school, the parents might get FREE Yes4G account too, but you still need to buy the connecting hardware from your own pocket. This is the reason Yes 4G do not cut price for their hardware, as it a mean for their revenue. Do share to me, if you are using Yes 4G or 1Bestari Net account, would like to know more about it.

 

Taman Cassa Maya - New Sungai Dua Gated & Guarded House Project

After Taman Seri Merbau and Taman Pasir Indah, this is another new project within Sungai Dua Butterworth area. Taman Cassa Maya by Streamsville Sdn. Bhd. If information correct, this is a new developer, and the company registered in Johor Bahru (reference).

The project consist of 115 units of double storey terrace and 12 units of double storey semi-detached. It a freehold land just beside North-South Expressway. The selling price for two storey terrace houses are from RM508k to RM943k (corner unit with very big land). Semi-detached price from RM798k to RM1115k. The facilities for this G&G include lounge, swimming pool, gymnasium, entertainment room, spices garden and more. Another attraction for this project is all double storey terrace houses backward will be a four seasons linear park. Project completion date projected to be September 2016.

Last Development Project in Taman Merbau Indah

This should be the last available piece of land in Taman Merbau Indah that allow to develop. There are still more land further inside near the Sungai Perai, but not sure who own the land. All 8 semi-detached and 6 double storey terraces are sold out. The 10 shoplots only available for rent, and according to developer it not for sale.

Two and half storey terrace house of Prai Tropika, Prima Prai

Visited Prima Prai, it next to Butterworth Outer Ring Road exit of Perai area. The actual project location pretty near to Giant Prima Prai, or Taman Perai Utama. It next to Taman Senangin. Available facility and location are consider okay. Anyway, the road enter to that area is pretty tricky. Snapped few photos of it to compare the design of Taman Merbau Indah 3 storey terrace. The front look neat, the house width is 22 feets. The designer decided to locate the utilities meter and rubbish bin close to the gate, which will limit you from renovate the house's gate pole. Anyway, since it is 22 feets in width, it shouldn't be problem for 2 cars to enter the car porch like Merbau Indah's project 20 feets. This is 2.5 storeys terrace house, and it consist of 5 rooms.

Groupon Malaysia 10.10 Mystery Gift Item Received

Update continue for previous post, to share with all the mystery gift from Groupon Malaysia 10.10 promotion. It a HP Wireless Laser Mouse. Pretty good as a gift for "him".

The mouse come with lot of features like laser sensor, 5 buttons, 4-way tilt, micro usb receiver, and most important the comfort design. Anyway, for me, I just want a comfort and solid mouse. Other features like tilt and programmable button are useless to me. By the way, RM10.10 for this laser wireless mouse and Free Shipping, it really worth the bucks.

Merbau Indah's Properties Price Update (October 2013)

Signing of preliminary agreement on Butterworth - Gurney Drive undersea tunnel by Penang state government (news link) confirmed the possibility of third link from mainland Seberang Perai to Penang Island. The house price near Batu Kawan had soared, even through there are still big land available for development and new houses. The second link do not make economy impact to Seberang Perai Utara, where Sungai Dua located.

The third link may duplicate what happen today in Batu Kawan, to Butterworth and Kepala Batas, in future, if third link constructed. Development brought modernization, but not everything are good. I view this bring positive and negative effect to the particular area. From one point, it make travel to city with ease, and connecting the places. Bad consequence effect for development is the soar of properties price and make a normal local people to that area harder to own a dream house.

By the way, this just some of my personal point of view. The properties price at Taman Merbau Indah did soared with the third link announcement. A rural and peace housing area, now become the center spot for property agents, as there are numerous of houses to let go. Most of the properties to sale are from Phase 2, and Phase 2A of Taman Merbau Indah's project. Hardly find property from Phase 1 and Phase 3 to let go. Print screen for ease of reference on what the current price. For quick reference, the selling price when the properties launched back in 2006 was RM190,000 ++ for 2 storey terrace, and RM270,000 ++ for Phase 2A's 3 storey terrace back in year 2009.
