Taman Seri Merbau by Metro Jelata

I had blogged about the potential new project by Palace Garden Development Sdn. Bhd. back in 2012 (blog link), now I able to confirm more detail on the project. Palace Garden Development Sdn. Bhd. is one of the company under Metro Jelata Group. The Metro Jelata Group was the company the developed the R2 Avenue (Pusat Perniagaan Sungai Dua), the famous business shoplots in Sungai Dua, for today. It houses the KFC, Ayamas, Wah Lee Eletrical Shop and etc.

The new project beside PBA (Penang Bekalan Air) will be name Taman Seri Merbau, it located right beside Taman Merbau Jaya. The 38 units of shoplot had confirm and launched. The terrace houses still not yet launch, but allow to registration of interest.

For Taman Merbau Indah, Sungai Dua, the parliament and state assembly are belong to P042 Tasek Gelugor and N05 Sungai Dua. For May 5, 2013 election result, both parliament and state won by BN candidates.

YTL Yes 4G Wimax coverage at Taman Merbau Indah, Sungai Dua

Since TMNet Unifi service not yet available in Taman Merbau Indah, the option for fixed line broadband is TMNet Streamyx. The maximum package speed for Streamyx is 4Mbps plan, the 8Mbps not available for TMI (acronym for Taman Merbau Indah).

If you only need high-speed broadband for browsing, and not the kind of activities like downloading RVMB / MKV movies, and PPStream, Yes4G may be another option. I personally borrowed Yes4G Huddle and Zoom device to test the coverage for this area.

For the red circle in map below, basically you able to get coverage if you stand at open sky area. If you are inside the building, example your house, you may get very weak signal for Yes Huddle device. You might need to position your Yes Huddle to close to windows area to get best reception, it due to Yes4G utilizing 2300MHz spectrum and the signal penetration to building structure not as good to Maxis & Celcom. For Yes Zoom, you got nothing to worry, it work for most place in building, except room at ground floor.

If you plan to subscribe YTL Yes Wimax and get the Yes Huddle device, and your main usage at Taman Merbau Indah, basically you can forget about it. Since the indoor signal is weak, you are advice to get Yes Zoom to ensure good experience with the surfing.

Since Taman Merbau Indah surrounding by a few schools (example: Sekolah Kebangsaan Sungai Dua, Sekolah Menengah Kebangsaan Datuk Haji Ahmad Said, Sekolah Menengah Kebangsaan Desa Murni, and Sekolah Jenis Kebangsaan Kai Chee), and the 1Bestari education broadband and virtual learning program until expansion, the coverage of Yes 4G may improve in future.

Rental for Taman Merbau Indah 3 storeys terrace house

Rental for Butterworth Penang area basically still lower compare to Penang Island mainly due to lower demand and less job opportunities. Although mainland of Penang state do have Bukit Minyak Industrial Park, Perai Industrial Park and Mak Mandin Industrial Park. The number of jobs, or total of hiring still consider low, compare to Penang Island.

Come across the rental post in local forum. The 3-storey Taman Merbau Indah Phase 2A, available for rental at RM800 per month. The RM800 stated in post include electricity and water utilities bill. I not sure whether this would limit the occupied from install air-con and other utility.

New Township at Sungai Dua Butterworth - Taman Pasir Indah

I blogged on this up coming new township in Sungai Dua Butterworth Penang previously (link). The show houses are open for visit, anyway, almost 50% of double storey terrace houses booked. From the trend, you able to observe how buyers picked the lot unit.

I got few photos on the price for each lot, measurement of lot, and selling price as of April 2013. Those early bird (Feb 2013) got RM10K (or more) discount, but now they sell without discount. The selling price start from RM365,000 for 20 x 60 standard lot size.
