Another new project by Oriental Max group. It a nearby town of Sungai Dua Butterworth, just right beside the Butterworth Outer Ring Road (BORR). It about 5km distant from Sungai Dua police station. For pricing, please do head to developer website and give them a call.

This is the print-screen of location from Google Map. It pretty close to TUDM. The pro of this site is you can always bring your kids for fighter landing show FOC, and con is it gonna noisy.


Site plan for Maple Residence Sungai Puyu. As it is gated housing, thus it do provide facility within the gated area. They develop the first phase, and follow by second phase. Anyway, the phase two lots are close to play ground and facility, but not the phase one lots. We believe that the phase two may position at higher price, as the location is more strategic and close to main road entrance.


Floor plan of the house. It a 3 storey terrace (or link house, by the developer), with a build up land area of 38 x 18 feet. Total 5 rooms for the unit, which is good for a medium size family.


The location is close to TUDM, but it is good, if you take out the con. Anyway, if the state government do make the Penang Butterworth Underwater Tunnel, this area gonna boom and generate high return of investment for buyers. Would it happen, let wait and see!

The floor plan for currently under development three storey terrace house. It selling for min RM330K and above back in Q4 2011.



Print screen show the Central Way Residency Bukit Tengah gated house. The design look exactly like 3-storey terrace house for TMI Phase 2B project. The build up area for ground floor is smaller 1-2 feets, if you do the comparison from the floor plan between the two projects.

New township by Oriental Max Group at Sungai Dua Butterworth. It close to Taman Desa Murni guarded house. The price for 2-storey terrace (20 x 62 build-up, land area 1300sq and above) is RM350K and above. That location is call Permatang Pasir, previously this project name as Taman Pasir Ris, but anyhow, it got rename to Taman Pasir Indah at launch.
