Sungai Dua Seberang Perai Utara not consider Butterworth

The Sungai Dua is not under Butterworth. What is the correct mailing address for housing area in Sungai Dua? Example: XX, Jalan Merbau Indah, Taman Merbau Indah, Sungai Dua, Butterworth 13800. Or it should be just Taman Merbau Indah, Sungai Dua 13800?

Tan Sri Nor Mohamed Yakcop office at Taman Merbau Indah

There are more and more shop lots on the main street of Jalan Sungai Dua Butterworth. If you're sharp eyes, you will notice service center of Tan Sri Nor Mohamed Yakcop located at Taman Merbau Indah. It a pretty strategic location.

One of the shame is the Google Map tagging wrong location!! In the Google Map, it tagging the Taman Merbau near the Jalan Raja Uda. Accurately, it opposite of Jalan Bagan Ajam. It kind of confusing with Taman Merbau and Taman Merbau Indah.

I browsed the Google Map, it smart enough to tag the business location correctly. In map below it show exactly opposite of Sekolah Kebangsaan Sungai Dua, and the tagging is at Jalan Merbau Indah. 

Since Tan Sri Nor Mohamed Yakcop is parlimen representative, too bad we can't walk to office to complaint about the local concern, the only way is go for ADUN, or MPSP complaint portal at http://www.mpsp.gov.my/aduan/. I used this before, it very effective, but you need to register before able to log complaint. Other option is MPSP complaint service hotline 04-5497700 or email address aduan@mpsp.gov.my

Project in Sungai Dua by Palace Garden Development Sdn. Bhd.

There is another new project coming soon to Sungai Dua Butterworth. The developer is Palace Garden Development Sdn. Bhd. As of now (Nov 2012), they just put up the sign board to notify registration of interest. The location for the project as per map below, with pointer B. The project right beside current single storey terrace house (for bumi-only), Taman Merbau Jaya. To be exact, the location is call Merbau Kudung.

The project consists of building 38 units x 2 storey shoplot, 4 units x 2 storey semi-detach, 72 units x 2 storey terrace house (type A and B). No further detail on how the lot size, and build area of the house, stay tune and will update once get the information.

Maple Residence of Sungai Puyu Butterworth

Another new project by Oriental Max group. It a nearby town of Sungai Dua Butterworth, just right beside the Butterworth Outer Ring Road (BORR). It about 5km distant from Sungai Dua police station. For pricing, please do head to developer website and give them a call.

This is the print-screen of location from Google Map. It pretty close to TUDM. The pro of this site is you can always bring your kids for fighter landing show FOC, and con is it gonna noisy.

Site plan for Maple Residence Sungai Puyu. As it is gated housing, thus it do provide facility within the gated area. They develop the first phase, and follow by second phase. Anyway, the phase two lots are close to play ground and facility, but not the phase one lots. We believe that the phase two may position at higher price, as the location is more strategic and close to main road entrance.

Floor plan of the house. It a 3 storey terrace (or link house, by the developer), with a build up land area of 38 x 18 feet. Total 5 rooms for the unit, which is good for a medium size family.

The location is close to TUDM, but it is good, if you take out the con. Anyway, if the state government do make the Penang Butterworth Underwater Tunnel, this area gonna boom and generate high return of investment for buyers. Would it happen, let wait and see!

Update Nov 2012: Price for Maple Residence (gated terrace 3 storeys) Sungai Puyu Butterworth start from RM 438K, after discount. Do leave comment to let us know your view, or what you like us to check out in future post.

The developer of Taman Merbau Indah - Oriental Max Group (or Oriental Max Sdn. Bhd.) official website up. It look clean and clear, and Taman Merbau Indah Phase 2B project listed in current development as of 2012 Oct.

The floor plan for currently under development three storey terrace house. It selling for min RM330K and above back in Q4 2011.

Print screen show the Central Way Residency Bukit Tengah gated house. The design look exactly like 3-storey terrace house for TMI Phase 2B project. The build up area for ground floor is smaller 1-2 feets, if you do the comparison from the floor plan between the two projects.
